The best way to find the correct size furnace is to have an HVAC professional complete a heat-loss calculation, which typically uses the Canadian-recognized CSA F280 sizing method rather than relying only on BTUs per square foot. The calculation considers not just the home's square footage, but also local winter design temperature, insulation, windows, ceiling height, air leakage and more, to give you an accurate measurement that will help you choose the right heating appliance.

The goal is to choose a furnace that can adequately heat the home without being substantially oversized or undersized.

What to know about British Thermal Units (BTUs)

As we mentioned, how much heat a furnace can produce within an hour is measured by British Thermal Units (BTUs). One ton equals 12,000 BTUs/hour. However, the number listed on the furnace may refer to either its input or output capacity.

Input BTUs describe how much fuel the furnace uses, while output BTUs refer to the amount of usable heat delivered to your home after efficiency is taken into account. For example, a 60,000 BTU furnace with a 96% annual fuel utilization efficiency rating would provide approximately 57,600 BTUs of usable heat.

When you're comparing furnace sizes, you'll want to make sure the output capacity is matched to your home’s calculated heat loss rather than just relying on the input rating alone.

How is a furnace sized step by step?

1. Assess the home

The contractor records the home’s dimensions, insulation, windows, ceiling height, exposed surfaces and air leakage.

How do furnace-sizing needs differ across Ontario?

Furnace-sizing needs will vary across Ontario because some regions experience colder winter temperatures than others. According to Environment and Climate Change Canada’s 1991–2020 climate normals, for instance, Toronto has an average January temperature of -3.5°C, while Thunder Bay averages -13.4°C during the same month.

As a result, a home in Southern Ontario may require less heating capacity than a similar property in Northern Ontario or another colder inland community. However, location is only one part of the calculation. A newer, well-insulated GTA townhouse may lose much less heat than an older detached home with the same square footage, depending on its insulation, air sealing, windows, layout and ductwork.

For the same reason, replacing an older furnace with a new model that has the same BTU rating will not necessarily give you the right size.
